    Right up my alley. A question...is it a closed system? Are the condensate drains completely sealed? If not, have you flushed the p-trap? If they are, there is a tablet you can place in the tray under the coil that will keep the slime from forming. I'll get you the name of that product tomorrow. We had a similar problem on a regular basis until we started using it.

    Our drains have caused me so much grief! Finally found those tabs and no problem since. We replace them monthly, when we change the filter.

    Thanks Merlin.....my drain has a fairly long run with many 90 degree joints. I have access (I required it in my specs and by my follow up construction inspections ;)) to place chemicals in the condensation pipe. I do not have a means to apply water or air pressure without cutting the pvc. My chemical access would allow blow back into the condenser unit. This is the first issue I have had in 24 years with this system. The condensing units are in my garage, so when they weep when the drain is block, it eventually flows out my garage door, but soaks the plywood structure on which they sit. I can probably prevent this from happening if I would pour a pint of clorox into it once a month.

    it's raining here, so I decided to stay inside most of the day and get some washing and cleaning done
